This will help us to deal with your call more efficiently.
To ensure that we carry out a thorough check of your boiler, our experienced engineers will complete a service check list.
This is divided in to three sections
Preliminary checks, this includes inspection of the full system, the flue and terminal, if there is adequate ventilation and check for signs of possible leaks.
We will then proceed to check the boiler internally, this will be followed by testing the operation of the boiler.
The engineer will then carry out further checks to the radiators and radiator valves, looking for any signs of corrosion or leaks.
Once he has carried out all of the above he will then carry out his final checks, which will include the flue performance, check the gas supply and set the programmer to the customers own requirements.
If he finds any further works are required, we will re-book a return visit there and then at a mutually convenient time.
we will carry out a normal service and rigorously check your central heating system, if the system is unable to go on the three Star Contract their will still be a service charge, this will be agreed when the appointment is arranged.
Being a landlord you will have to take into consideration the safety of your tenants. You will need to have the following checks done prior to the letting of your property on an annual basis:
Gas Appliance Safety Inspection.
For this we will need to Service the Boiler/Gas Appliances, once checked and found to be sound and in safe working order we will issue you with a “CP12″ also known as a “Landlord Safety Report” This will need to be carried out once a year.
Portable Appliance Test (PAT Test).
One of our experienced electricians will visit site and test all electrical appliances once tested he will let you know if anything needs to be replaced.
Access.
We understand that gaining access to tenanted properties can be difficult due to the tenant being at work, if this is the case we are able to pick keys up form the Landlord (This must be Local) but you will need to get clearance from the tenant before we can gain access.
Multiple Properties
If you are a Landlord with a number of properties you will be eligible for a discount, this only applies if all properties are checked on the same day.
