New EPC Regulations come in to Force from April 2018

Landlords are you aware of the New EPC regulations that takes effect from April 2018?

From April 2018, new EPC Regulations come in to effect, requiring that all Landlords ensure their properties have an Energy Performance Certificate (EPC) with a rating of at least E, before they sign new tenancy agreements.

What is an EPC?

The EPC specifies information on:

• a) The property’s energy use and typical energy costs
• b) Recommendations about how to reduce energy use and save money

The EPC gives the property an energy efficiency rating from A (most efficient) to G (least efficient). The EPC is valid for 10 years. The average score for homes in England is a D.

How can I improve my EPC rating?

There are many ways to improve your energy performance ranging from cheap, quick fix solutions through to improvements that require larger investments:

• Look to change your light bulbs to low energy bulbs.
• Ensure that you have sufficient insulation in your home. Loft insulation should be at lease 270mm deep. If you have cavity walls check that they are filled.
• Heating controls – It is worth investing in room thermostats and Thermostatic Radiator Valves. Also check that you have an appropriate boiler programme set.
• Replacing an old inefficient boiler will have a substantial effect on your property’s EPC rating. It will also reduce your energy bills long in to the future.
• Look in to renewable energy. Could you benefit from solar panels or ground source heat pumps? While these are the most expensive changes they could be incentivised through local government schemes.
